Employee onboarding process for Villa Developers: teaching a new executive the layout, the buyers and the promises
A new executive in a villa project must learn the layout, the finishes, the open buyers and the promises already made. A planned first month stops them from guessing or repeating old mistakes.

In a small team a new joiner is handed a phone and a list of buyers. They do not know that Villa 14 has a changed kitchen, that Villa 22 is waiting for a decision on the elevation, or that one buyer calls every Monday. The first conflict teaches them what a briefing would have.
Onboarding here has three parts. The place: the layout, the sample villa and the site rules. The product: finishes, options and what can and cannot be changed. The people: buyers, open promises and who in the firm decides what.
How to set it up
1. Walk the layout and the sample villa
On day one, a senior takes the joiner around the whole project, naming each villa's status and what is special about it.
2. Give a product and options sheet
A short document with standard finishes, upgrade choices, what needs approval and who approves. Test understanding with a few questions.
3. Hand over buyers in stages
Share five or six buyers in the first week with a briefing on each, and increase gradually. Include open changes and promises.
4. Shadow three conversations
The joiner listens to a senior executive in a sales meeting, a change discussion and a handover. The documentation process records which files they read.
5. Review at two weeks and at one month
Ask what was unclear, what a buyer asked that they could not answer and what the firm could explain better.
Check these first
Before changing anything, find out what is true today. These take an afternoon and use your own records.
- Ask the last joiner what he wishes he had known on the first day.
- See whether each new executive received the options sheet.
- Count how many buyers were handed over with an open promise unrecorded.
- Check if a review was held at the end of the first month.

Questions owners ask
It need not be long. A checklist for the first week and a single review at a month give the structure. The effort is repaid in fewer wrong promises.
A named senior colleague, not the whole team. One person gives continuity and a place to ask questions. The sales head stays informed through the reviews.
The layout, the sample villa and open changes apply to all. The site engineer also needs drawings, trade contacts and the finishing standard, covered with the project manager.
