HR process consulting for Mixed-use developers: one way of working for homes, offices and retail
On a mixed-use campus, residential, leasing and site teams each grow their own way of doing HR. Common steps for joining, moving and leaving stop the same question getting three different answers.

A residential sales team may issue offer letters one way, a leasing team another, and a site team a third. A person moving from retail leasing to homes finds the rules change. Each team builds its own habits and corporate HR answers from memory.
Process work here does not make everyone identical. It fixes a common spine for joining, probation, transfers, reviews and exits, then marks where a vertical may differ and why. People who move between verticals meet the same steps.
How to set it up
1. Map what each vertical does today
Ask each team how a person joins, gets set up, is reviewed, moves and leaves. Write what really happens, including side arrangements.
2. Find the common spine
Choose the steps that can be the same everywhere, such as offer wording, joining pack, probation check and exit meeting. Draft one version for each.
3. Mark approved differences
Where a vertical needs its own step, such as a sales target sheet or a site safety induction, record it as an add-on and say who owns it.
4. Name an owner for each step
For every step, state who does it, in how many days and what record is kept. Add a back-up for leave periods.
5. Try it with one joiner and one transfer
Run a new hire and an internal transfer through the process and note where it stalled. Fix, then roll out to all teams.
Check these first
Before changing anything, find out what is true today. These take an afternoon and use your own records.
- Compare the offer letters used by two verticals and note the differences.
- Ask a person who changed verticals what surprised them.
- Check whether every step has a named owner and a time limit.
- See if exit meetings are held in every vertical.

Questions owners ask
Not if it is kept short. Sales and leasing leaders usually welcome a single joining pack that saves time. Keep verticals free to add steps that suit their work.
Corporate HR owns the spine. Each vertical head owns its add-ons. Meeting once a quarter to review gaps keeps both sides honest.
Mapping and drafting are a matter of weeks for a campus of this size. The longer part is getting teams to use it, so choose one or two steps to start with.
